Land registry registration is a specific mandatory bureaucratic procedure aimed at identifying a property or real estate unit. Land registry documents are required for IMU and IRPEF (property tax) payments, for requesting a certificate of occupancy, and for obtaining a certificate of habitability for a building. Let’s take a detailed look at the process, how it’s submitted, and what documents are required.
Cadastral plan: what it is and what it's used for
A cadastral plan is required not only for newly constructed properties but also for any modifications, such as renovations, expansions, changes in use, or subdivisions.
For new construction, cadastral registration involves registering the property: this procedure is mandatory for the Revenue Agency to assign a value to the property. In this case, an architect must prepare the plan so that the building can be included in the cadastral map.

The house plan is drawn up by the technician using specific tools and software, such as the DOCFA (Documents for Building Registers) developed by the Ministry of Finance. This software is used to prepare land registry forms, submit documentation relating to new land registry entries, and make any land registry changes.
The necessary documents
The following documents are required for the land registry registration process:
- map extract
- property title
- building practice for the construction of the property
