The land registry registration of a property is the process that highlights the basic data of the property in question and its taxable income, thus allowing its usability and habitability to be determined and its taxes to be calculated.

When is it necessary to register a property?

Registration is required not only when new buildings are built, but also when renovations, remodeling, subdivisions, expansions, or changes in the intended use of existing buildings are carried out.

What do I need to do to proceed with the land registry registration?

Whether it’s a new build or a renovation of an existing property, the following are certain:

The need for a qualified professional (architect, engineer, surveyor, agronomist, forestry expert, building expert);
The need for Docfa software for data recording and archiving.

Registering a new building:
The specialized technician performs a survey in person to map the property and prepare a land registry plan to integrate the new building into the urban context;
Entering the floor plan using Docfa software;
Checking the Docfa and issuing a receipt containing the property’s cadastral identification data and income, issued by the Revenue Agency;
B. The deadline for approval by the Revenue Agency is 12 months from the submission of the cadastral declaration;

Registering an existing building:

Remember that the costs of the land registry registration are borne by the owner if it involves modifications to a property already registered in the Land Registry, while they are borne by the builder if it involves a new construction.
