Real estate divisions are generally implemented following wills or for economic reasons. The division process can involve both land and real estate units, such as a house, an apartment, a detached house, a shop, and many other types of buildings. Due to the complexity of the process and to ensure everything is done legally, it’s necessary to rely on a professional, usually an architect. Let’s see how.
Real estate subdivisions: how they work
The subdivision of a property must first be authorized by the relevant municipality through a building permit. The process is generally entrusted to an architect who will submit the original floor plan of the property, all the property’s cadastral data, and a project including any modifications to the Revenue Agency.
Then a notarial deed will be drawn up to assign the subdivision of the property to the respective entitled parties.

Land subdivisions
Subdivision can involve buildings and structures, but also land. In this case, however, it is important to note that there are minimum limits below which subdivision is not possible. In this case, the technician will use a map issued by the territorial office to develop the new project.
The approval process for cadastral subdivision is generally short; it takes just a few days for the office to validate the application. Once the subdivision is approved, the cadastral data is updated.
