The energy certification of homes and buildings is an evaluation and classification system that allows us to determine the quality of properties in terms of energy needs and systems. Let’s look at its main characteristics and how to obtain it.
APE: how it works
The APE (Energy Performance Certificate) is a mandatory document issued by a qualified technician. It can be considered a sort of identity document for a building in terms of its thermal insulation quality and energy consumption. It is also a required document that must be provided to the buyer or tenant in the event of a property sale or lease. The APE is a standardized energy performance certificate valid throughout Italy. It contains the energy class, performance, and energy requirements of the building and its heating systems.
Specifically:
- The global energy certification with the respective indexes
- The energy class determined through the global energy performance index
- The energy quality of the building
- Carbon dioxide emissions
- Renewable and non-renewable energy performance indices
- The annual amount of energy consumed per energy carrier
- The list of energy services with their relative efficiencies
- Directives for improving energy efficiency
The APE is mandatory:
- for new buildings
- for existing buildings (in case of sale and rental)
- in case of major renovation work

Who can draft the APE?
The APE (Energy Performance Certificate) is an official document valid for 10 years and can only be produced by accredited professionals in accordance with Presidential Decree No. 75 of April 16, 2013. We will collect the required documentation (land registry certificate, floor plan, system documentation, etc.) from the certifying technician, conduct the on-site inspection, and follow the process from start to finish.
